Waste is the line most contractors carry as a round number in a bid and settle as an actual number at the end. The gap between the two is absorbed as a cost of doing business, and on a job of any size it does not need to be.
Two decisions account for most of it: what goes in which container, and when the container is on site.
Waste Is Priced as a Guess
Ask ten builders how they costed disposal on their last job and most will describe a percentage, a habit, or a number carried forward from a similar project. That is a reasonable heuristic on repeat work of the same type. It is a poor one on anything unusual, and it fails in a specific direction: it under-prices demolition-heavy jobs and over-prices finish-heavy ones.
The reason is that disposal cost tracks material density far more than it tracks project size, and a percentage of contract value tracks neither.
Costing it properly takes one pass through the demolition scope, asking a different question than the estimate normally asks. Not how much is coming out, but how heavy the heaviest component is.

Separate the Clean Fill
This is the single change with the clearest return, and it is skipped on most residential jobs.
Clean fill is uncontaminated concrete, brick and soil. Mixed construction waste is billed at a higher disposal rate than clean fill, because clean fill can be crushed and reused while mixed waste goes to a landfill cell.
So a job producing a meaningful quantity of concrete or masonry has two disposal streams, and combining them into one container pays the higher rate on all of it.
The threshold question is whether the clean-fill volume justifies a second container. Below roughly a pickup load it usually does not, because a second delivery and collection will exceed the rate difference. Above that it usually does, and the difference grows with the concrete fraction.
Contaminating a clean-fill load reclassifies the entire load. This is the part that makes the arrangement fragile. One bag of drywall offcuts thrown into the fill container converts the whole thing to mixed waste at the mixed-waste rate. The saving is not partially lost, it is entirely lost.
Which means clean-fill separation only works with the container physically separated and clearly labeled, and with every trade on site told once, out loud, rather than assumed to know.
Sequence Containers Against Trades, Not Against the Calendar
A container on a job site is a shared resource between trades, and trades produce waste at very different rates and at different times.
The habitual pattern is a container present from the first day to the last. It is simple and it is expensive, because the box is being rented through the middle of the job when almost nothing is going into it.
The better pattern on a multi-trade job is to identify the debris events and schedule around them.
- Demolition and strip-out. Heavy, fast, front-loaded. Container present, sized for weight.
- Rough-in. Low volume. Offcuts and packaging only. No container needed on most residential jobs.
- Drywall and finish. Moderate volume, bulky and light. Container present, sized for volume.
- Final clean. Small. Often absorbed into the finish container if timed correctly.
Two shorter rentals covering phases one and three frequently cost less than one continuous rental covering all four, and the site is clear during rough-in when access matters most.
The counter-argument is real and worth stating: on a tight site with nowhere to stage waste, a permanently present container is worth paying for, because the alternative is debris accumulating in the work area. That is a genuine trade-off rather than an oversight.
Rural Scheduling Is Different
Webster County lies east of Greene County, and Marshfield is the seat of Webster County. It is a rural county with dispersed addresses and long distances between jobs.
That geography changes how deliveries are dispatched. A hauler serving a rural county routes trucks along corridors and fills the run, because a single delivery forty minutes out is a poor use of a truck that could serve three stops in town. The practical effect is wider delivery windows and fewer same-day slots than an in-city customer expects.
For a contractor this is planning information rather than a complaint. It means the container should be ordered against the demolition date with real notice, not the afternoon before, and it means a swap needs to be booked earlier than it would in Springfield. On a job where the crew is traveling out and the day is already committed, a container that arrives mid-afternoon has cost half a day of crew time.
It also means flexibility is worth something. A contractor who can take a delivery across a two-day window rather than a two-hour one will generally be served faster and can say so when booking. What a Wrong Item Costs
Subcontractors put things in containers. It is not malice, it is the nearest place to put something.
The cost depends entirely on what it was.
- A tire, an appliance, a battery, waste oil. These are restricted from general landfill disposal in Missouri. Each has a separate handling route and a separate charge, and a driver who sees one on top may refuse the load.
- Liquids of any kind. Paint, solvents, fuel. Refused, and the container may need to be emptied by hand before it can travel.
- Anything above the rails. The load cannot be tarped, so it cannot legally travel, so the trip is wasted and billed.
- Drywall in a clean-fill container. The whole load reprices.
The prevention is a two-minute conversation at the start of the job with every trade lead, and it is worth having because none of these are recoverable after the fact.

None of it is complicated and none of it is expensive. It fails because it is assumed rather than said, and because the person who loaded the wrong item was usually not present when the containers were ordered.
On a job with rotating subcontractors, the briefing is worth repeating when a new trade arrives rather than delivered once at the start and assumed to have propagated.
Ordering Against a Rural Calendar
A last scheduling point specific to work outside the metro. Corridors are run on particular days, and a contractor who learns which days those are can plan a demolition start against them rather than against an arbitrary date.
That is a question worth asking once, at the start of a relationship, and it pays on every job afterward. It costs the hauler nothing to answer and it removes the most common rural frustration, which is a container arriving late on a day the crew traveled out for.
What the Standard Advice Misses
Trade guidance on waste concentrates on sizing, and sizing is the decision with the least money attached. Ordering one size up costs nothing extra if the container was going to be collected anyway. Ordering the wrong number of containers, or having them on site for the wrong weeks, costs real money on every job.
The second omission is that disposal is a pass-through cost, not a margin item. A contractor who negotiates hard on the haul is negotiating on the part the hauler controls. The tipping fee is set by the facility and will be the same whoever brings the load, which is why the savings available sit in fewer trips and better separation rather than in a better rate.
The Summary
Price waste from the heaviest material in the demolition scope rather than from a percentage of contract value, because disposal tracks density and contract value does not.
